The Land Use Unit is charged with the enforcement of the Planning and Zoning Ordinance as well as related codes.  The unit reviews and approves all zoning clearances and building permits, as well as, review use permits, zoning map changes, subdivisions, liquor licenses and exemptions.  The Unit also handles and presents all requests for variances and appeals of interpretive decisions to the applicable Board of Adjustments and Appeals.

The Land Use Unit of Yavapai County is responsible for:

  • Weed & Trash Ordinance Enforcement 
  • Variances 
  • Building Permit & Zoning Clearance Review 
  • Home Occupation Permit Review 
  • Temporary Dwelling (Extensions) 
  • Exemptions

How do I obtain zoning information for property in Yavapai County?

The simplest and quickest way to obtain zoning information, as well as other pertinent data, is to visit our interactive mapping service Opens in new window.  This service can provide zoning, ownership information, lot dimensions, etc.  To find out about setback requirements, building heights, yards, lot sizes, lot area per dwelling unit, lot coverage and distance between buildings within your density district, you can either call our department or download our Setbacks and Density chart Adobe PDF

The Development Services Department also has zoning plat maps which reference property situated in Yavapai County.  The specific property must be identified by the customer.  Land Use staff will verify zoning via telephone, facsimile, by US Mail, or by email.  (Please see our Contact Us page for contact information.)  To verify zoning, we will require the Assessor's Parcel Number (Ex.
